WAKEFIELD — Planning Board discusses modular housing zoning and master plan progress. Chair Kevin York and Vice-Chair Theodore H. Noell confirmed that Wakefield's existing zoning bylaw contains no prohibition of modular housing construction, which would remain subject to standard setbacks and requirements.

Member James Hogan noted that modular construction can reduce costs and allow schedule savings through overlapping factory fabrication with site work. The Advisory Group advancing the 2033 Master Plan has drafted several chapters with five or more remaining; the next Advisory Group meeting is August 26. The Housing Trust, holding $760,000, plans to present a fee-in-lieu bylaw to Fall Town Meeting as a developer-funded revenue mechanism to sustain affordable housing support.
