Wakefield Home Sales Cluster Near $925,000 as Trust Transfers Dominate Deed Activity
Wakefield's registry of deeds recorded 18 property transfers between Aug. 7 and Sept. 5, but only five disclosed a sale price, ranging from $750,000 to $935,000 with a median of $925,000. The month's top recorded sale was 9 Chapman Rd. at $935,000, sold by Amanda Chauncy and Edward Ledgard to John Gallo and Emily Moran. Residences at Nahant LLC bought two adjacent Nahant Street properties the same day for $925,000 each. Twelve of the 18 filings moved property between matching family names or into trusts without a disclosed price, meaning the disclosed sales offer the clearest read on current pricing.
