Wakefield Home Sales Range From $490,000 to $1.31 Million in July

Wakefield recorded 18 property transfers between July 3 and Aug. 1, with 10 disclosing a sale price ranging from $490,000 to $1,310,000. The median disclosed price was $732,500. The month's top sale was 16 Mansion Road, which sold for $1,310,000 on July 15, narrowly ahead of 102 Foundry St. at $1,300,000. Three sales closed above $1 million and six fell between $500,000 and $1 million. Nearly half the recorded deeds carried no disclosed consideration, mostly reflecting transfers into family trusts rather than open-market sales, making the disclosed-price sample a partial picture of the month's market.
