Wakefield Home Sales Span $90,000 to $1.12 Million in Late Summer Deeds

Wakefield recorded 16 property transfers between July 31 and Aug. 29. Ten sales disclosed a price, ranging from $90,000 to $1,120,000, with a median of $872,500. The period's most notable transaction was a single buyer, North Ave LLC, purchasing all four condominium units at 333 North Ave on July 31 for $950,000 apiece. The top individual sale was 95 Greenwood Ave at $1,120,000. Condominiums made up seven of the 16 transfers. All six sales recorded without a disclosed price involved matching family names or a transfer into a family trust, a pattern consistent with estate or family transfers rather than open-market activity.
