Wakefield home sales top $1.3 million as trust transfers dominate deed filings

The South Middlesex Registry of Deeds recorded 18 Wakefield property transfers between July 10 and August 8. Nine sales disclosed a price, ranging from $410,000 to $1,310,000, with a median of $775,000. The top sale was 16 Mansion Road at $1,310,000, followed closely by 102 Foundry Street at $1,300,000, which sold to a buyer identified as Foundry St LLC. Western Avenue saw two sales on the same day. Half of all recorded transfers listed no disclosed price, and most of those appear to be transfers within families or into trusts rather than arm's-length sales.
