Zoning Board approves garage addition variance at 7 Lee Street

Zoning Board of Appeals · Meeting of February 11, 2026

WAKEFIELD — Zoning Board votes to modify 1952 variance, clear garage addition at Lee Street. The board unanimously approved relief for Ryan P. Studley to construct a garage with a bedroom on a 6,500-square-foot nonconforming lot, reducing front setback to 19.3 feet, rear setback to 8.1 feet, and distance between structures to 14.1 feet.

Applicant received neighbor support; the Fire Department and Conservation Commission raised no objections. In a separate matter, the board unanimously extended special permits at 33 West Water Street to June 3, 2027, citing architectural finalization, engineering firm closure, and ongoing financing.
