Wakefield Home Prices Cluster Above $800K as June Median Hits $865,500

WAKEFIELD -- Residential property sales in Wakefield recorded a strong showing in early to mid-June 2026, with 18 deeds recorded and a median sale price of $865,500 among the 12 transactions that disclosed a price. Three sales reached or exceeded $1 million, anchoring a month that skewed decidedly toward the higher end of the market.

  • MARKET OVERVIEW
  • Eighteen deeds were recorded in Wakefield between June 6 and July 5, 2026, with sale prices disclosed on 12 of those transactions. Among disclosed sales, prices ranged from $625,000 to $1,080,000, with a median of $865,500. Only one sale fell below $700,000, and more than half of the disclosed transactions came in at or above $800,000, indicating the period's activity was concentrated in the upper price tiers. The six undisclosed transactions include several that appear to be intra-family or trust transfers.
  • TOP SALES
  • The month's highest-priced transaction was 17 Collins Rd., which sold June 12 for $1,080,000. Frank W. Libardoni Jr. and Nancy J. Libardoni were the sellers; Ashley Victoria Davis and Jonathan Robert Davis were the buyers. Two sales tied at $1,000,000: a transaction at 20 W. Park Dr., recorded June 16, where Christopher J. Tannian and Sally A. Tannian sold to Yang Liu and Chiunju Shih; and a separate transaction recorded the same day with no street address listed in the deed data, in which Wakefield Living LLC and Jean Reposa sold to Diane Reposa — price not disclosed for the address portion, though the $1,000,000 figure was recorded. A unit at 410 Salem St., Unit 402, sold June 12 for $999,999; Diana M. Eshelman was the seller and Timothy W. Regan Revocable Trust was the buyer. Rounding out the top five, 15 Walton St. sold June 12 for $985,000, with Kristina M. Patt and Gertrude M. Encarnacao selling to William McKennon and Janet L. Burke.
  • NEIGHBORHOOD BREAKDOWN
  • Salem Street produced two disclosed condo sales: Unit 402 at 410 Salem St. fetched $999,999 and Unit 1310 at the same address sold for $780,000 on the same date, June 12, suggesting active movement at that building. Foundry Street contributed one sale, with 62 Foundry St., Unit 409 — a condo unit at the Wakefield Living LLC development — going for $930,000 on June 16. Among single-address sales, the $800,000-and-above tier included Collins Road ($1,080,000), West Park Drive ($1,000,000), Walton Street ($985,000), Nahant Street ($801,000), and Foundry Street ($930,000). The $700,000-$799,000 tier included Ludlow Avenue ($750,000), Herbert Street ($745,000), and Salem Street Unit 1310 ($780,000). Two sales fell below $700,000: Ballister Street Unit 428 ($651,000) and Savin Road ($625,000).
  • MARKET NOTES
  • The dataset includes a notable cluster of trust-related and apparent intra-family transfers among the six undisclosed-price transactions: 272 Albion St. transferred from Dana P. Shaughnessy to a Shaughnessy grantor trust; 7 Spruce St. and 7 Spruce St. Lot B both transferred from John J. and Rosemary Sullivan to Rosemary Sullivan alone; 31 Crystal St. moved from Robert A. and Lucilia M. Costello to themselves as trustees; and 115 Pleasant St. transferred from William G. and Arianne C. Kidder to a Kidder revocable trust. These transfers follow a common estate-planning pattern but no motivation should be inferred. Among the arm's-length sales, condominiums and townhouse-style units — Ballister Street, Foundry Street, Herbert Street, and two Salem Street units — accounted for five of the 12 disclosed transactions, reflecting a meaningful condo presence in Wakefield's June market mix alongside single-family sales.
