WAKEFIELD -- A Collins Road property sold for $1,080,000 to lead Wakefield's late-spring recording period, with two sales clearing $1 million and a third reaching $999,999, as 10 of 17 total deed transfers carried disclosed prices and a median of $935,000.

Seventeen deeds were recorded in Wakefield between June 12 and July 11, 2026. Ten of those transfers carried disclosed sale prices ranging from $651,000 to $1,080,000, yielding a median of $935,000. Seven transfers carried no disclosed consideration; the majority appear to be conveyances from individual owners to revocable living trusts or between family members, and they are not reflected in the market-price statistics. 17 Collins Rd posted the period's highest price, selling for $1,080,000 on June 12. Ashley Victoria Davis and Jonathan Robert Davis purchased the property from Frank W. Libardoni Jr. and Nancy J. Libardoni.
20 W Park Dr sold for $1,000,000 on June 16, with Yang Liu and Chiunju Shih buying from Christopher J. Tannian and Sally A. Tannian, making it one of two transactions to reach seven figures in the period.
