Wakefield Median Home Price Reaches $935,000 With Three Sales Near Seven Figures

WAKEFIELD -- A Collins Road property sold for $1,080,000 to lead Wakefield's late-spring recording period, with two sales clearing $1 million and a third reaching $999,999, as 10 of 17 total deed transfers carried disclosed prices and a median of $935,000.

MARKET OVERVIEW

Seventeen deeds were recorded in Wakefield between June 12 and July 11, 2026. Ten of those transfers carried disclosed sale prices ranging from $651,000 to $1,080,000, yielding a median of $935,000. Seven transfers carried no disclosed consideration; the majority appear to be conveyances from individual owners to revocable living trusts or between family members, and they are not reflected in the market-price statistics. With 10 disclosed arm's-length sales over roughly four weeks, the volume reflects a moderate but consistent pace of activity. All 10 disclosed sales exceeded $650,000, indicating the market's price floor remains elevated across property types.

TOP SALES

17 Collins Rd posted the period's highest price, selling for $1,080,000 on June 12. Ashley Victoria Davis and Jonathan Robert Davis purchased the property from Frank W. Libardoni Jr. and Nancy J. Libardoni.

20 W Park Dr sold for $1,000,000 on June 16, with Yang Liu and Chiunju Shih buying from Christopher J. Tannian and Sally A. Tannian, making it one of two transactions to reach seven figures in the period.

Unit 402 at 410 Salem St changed hands for $999,999 on June 12. Timothy W. Regan, as trustee of the Timothy W. Regan Revocable Trust, purchased the property from Diana M. Eshelman.

15 Walton St sold for $985,000 on June 12, with William McKennon and Regina McKennon acquiring the property from the sellers listed in deed records as Kristina M. Encarnacao and Kristina M. Patt.

A Wakefield property that sold for $940,000 on June 23 carried no street address in the deed record. Jose M. Santos, as trustee of JS Richardson Realty Trust, purchased the property from William Krzewick and Caitlin Krzewick.

NEIGHBORHOOD BREAKDOWN

Salem Street recorded two condominium transactions in the period, the most of any single street. Unit 402 at 410 Salem St sold for $999,999 and Unit 1310 at the same address sold for $780,000 -- a $219,001 spread between units in the same building. Collins Road ($1,080,000), West Park Drive ($1,000,000), Walton Street ($985,000), and Broadway ($900,000) each produced one disclosed sale above $900,000. The sub-$800,000 segment was represented by 11 Ludlow Ave at $750,000 and Unit 428 at 7 Ballister St at $651,000, the period's lowest disclosed price. Foundry Street, where 62 Foundry St Unit 409 sold for $930,000, fell just below the overall median.

MARKET NOTES

Four of the 10 disclosed-price transactions involved condominium units -- at Ballister Street, Foundry Street, and two at Salem Street -- accounting for 40 percent of the period's disclosed sales. Seven of the 17 total recorded deeds carried no consideration; those transfers involved addresses on Bryant Street, Butler Avenue, Coolidge Park, Crystal Street, Lotus Avenue, and Spruce Street. The Spruce Street address appeared in two same-day transfers on June 15 -- one for the main parcel and one designated Lot B -- both conveyed from John J. Sullivan to Rosemary Sullivan. Three sales clustered tightly near the median: 159 Broadway ($900,000), 62 Foundry St Unit 409 ($930,000), and the Krzewick-to-Santos transaction ($940,000) fell within $40,000 of one another and within $35,000 of the $935,000 median.
