Wakefield Home Sales Cluster Above $600,000 As June Median Hits $865,000

WAKEFIELD -- Eighteen properties changed hands in Wakefield between June 19 and July 18, with disclosed sale prices ranging from $374,900 to $1.3 million and a median of $865,000. Seven of the 18 recorded deeds listed no sale price, and most of those appear to be transfers within families or into trusts rather than open-market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 property transfers in Wakefield during the period. Of those, 11 disclosed a sale price, ranging from $374,900 to $1,300,000, with a median of $865,000. Eighteen recorded transfers in a four-week span points to a fair amount of turnover in the town's housing stock. But the raw count overstates open-market activity: at least five of the seven undisclosed-price deeds — at 2 Alpine Circle, 410 Salem Street Unit 812, 9 Plymouth Road, 120 Butler Avenue and 19 Coolidge Park — list the same family name or a trust entity as both grantor and grantee, indicating internal transfers rather than sales to new owners.

TOP SALES

The period's highest-priced transaction was 284 Main Street, which sold for $1,300,000 on June 26. Sellers Michael J. Frank and Kelly E. Papa Frank conveyed the property to buyers Matthew F. Connolly and Eleana Cardarelli.

7 Paon Circle sold for $1,051,000 on June 25. Sellers Benjamen and Jeska Neduva conveyed the property to buyers Edward Joseph Rauseo Jr. and Melanie Rose Blum.

48 Spring Street sold for $962,000 on June 30. Sellers Jacob and Elizabeth Vasapoli conveyed the property to buyers Anne and Ryan Mulderrig.

15 Hartshorne Road sold for $926,500 on June 25. Sellers Ryan M. and Katie Powers conveyed the property to buyer Marianne McPherson.

60 Cordis Street sold for $925,000 on June 29. Sellers Ryan M. Johnson and Alissa F. Johnson, as trustees, conveyed the property to buyers Sean Cornell and Cristina Tiussi Cornell.

NEIGHBORHOOD BREAKDOWN

Butler Avenue saw two transfers: 19 Butler Avenue sold for $500,000 to Dinapoli Real Estate Properties LLC, while 120 Butler Avenue, with no price disclosed, transferred from Paul T. Keenan to himself and Dianna Marie Keenan. Salem Street also saw two transfers: 410 Salem Street Unit 812, price not disclosed, moved from Linda M. Leitch Peters, as trustee, into her own revocable trust, while 192 Salem Street, also without a disclosed price, transferred from Erfan Kheirkhahi to E Property Holdings LLC.

By price tier among the 11 disclosed sales, one sold below $500,000 (374 Wakefield address, $374,900), eight sold between $500,000 and $1 million, and two sold above $1 million (7 Paon Circle at $1,051,000 and 284 Main Street at $1,300,000).

MARKET NOTES

Five of the seven sales with no disclosed price involved a grantor and grantee sharing a surname or a trust bearing the same family name, at 2 Alpine Circle, 410 Salem Street Unit 812, 9 Plymouth Road, 120 Butler Avenue and 19 Coolidge Park. That pattern is consistent with estate planning or trust-funding transfers rather than sales to unrelated buyers. Two of the 18 transfers involved condominium units, identified by unit numbers in the deed records: 410 Salem Street Unit 812 and 1 Walnut Street Unit 1, the latter selling for $620,000 on June 23. Beds, baths and square footage are not available in the deed data.
