Wakefield Sale Prices Cluster Near $700,000 Despite Wide Overall Range

WAKEFIELD -- Twenty property transfers were recorded in Wakefield through the South Middlesex Registry of Deeds between June 26 and July 25, with disclosed sale prices ranging from $374,900 to $1.3 million and a median of $700,000. More than a third of the period's filings carried no listed price, reflecting a mix of open-market sales and transfers within families or into trusts.

Of the 20 recorded transfers, 11 included a disclosed sale price. Among those, prices ranged from $374,900 to $1,300,000, with a median of $700,000. The remaining nine transfers -- roughly 45% of the period's activity -- did not include a consideration amount, several of them moves of property into or within family trusts and life estates rather than sales to unrelated buyers. Because fewer than half the total filings carried a disclosed price, the raw count of 20 recorded deeds reflects more overall document activity than 20 comparable market-rate sales.

The month's highest recorded sale was 284 Main St, which sold for $1,300,000 on June 26. Sellers Michael J. Frank and Kelly E. Papa Frank transferred the property to buyers Matthew F. Connolly and Eleana Cardarelli. At 64 Whittier Rd, the property sold for $1,000,000 on July 1; seller Leonard D. Gebhard transferred to buyers Gianna Gebhard and Zachary Smith, who share a last name with the seller. At 48 Spring St, sellers Jacob and Elizabeth Vasapoli sold to buyers Anne and Ryan Mulderrig for $962,000 on June 30. At 60 Cordis St, sellers Ryan M. Johnson and Alissa F. Johnson, as trustees, sold to buyers Sean Cornell and Cristina Tiussi Cornell for $925,000 on June 29. At 19 Wakefield Ave, sellers Qunhui Xie and Nairu Zhang sold to buyers Melisa and Barry Tam for $785,000 on June 30.

NEIGHBORHOOD BREAKDOWN

Salem Street saw the most recorded activity of any single street, with three transfers: 398 Salem St sold for $700,000 on July 1; 410 Salem St Unit 812, a condominium, changed hands within the same family trust with no price disclosed; and 192 Salem St sold to E Property Holdings LLC with no price disclosed. Main Street had two transfers: 52 Main St, sold by trustees to Tact Realty Co LLC with no price disclosed, and 284 Main St, the period's top sale at $1,300,000. Among the 11 disclosed-price sales, one fell under $500,000 ($374,900), seven fell between $500,000 and $1 million, and two exceeded $1 million ($1,000,000 and $1,300,000).

MARKET NOTES

Deed records for this period did not include bedroom, bathroom or square-footage data, so no price-per-square-foot comparison is possible. One transfer, 410 Salem St Unit 812, was a condominium unit; the remaining recorded addresses did not specify unit numbers. Five of the 20 transfers listed a limited liability company as the buyer: Don Q Real Estate Development LLC and Saturn Realty Group LLC (18 Park St), Tact Realty Co LLC (52 Main St), West Water LLC (36 W Water St), DiNapoli Real Estate Properties LLC (19 Butler Ave) and E Property Holdings LLC (192 Salem St). One seller, Triple Star Realty LLC, transferred 7 Lancaster Rd to individual buyers. At least six of the 20 filings moved property within the same family or into a trust or life estate rather than to a new owner: 346 Albion St, 16 Lafayette St, 70 Bennett St, 2 Alpine Cir, 410 Salem St Unit 812 and, involving a life estate, 70 Bennett St. None of these carried a disclosed sale price.
